What caused coyotes to shrink in size

In ancient times, when woolly mammoths and cave bears roamed Earth, coyotes boasted bigger bodies, rivaling the size of wolves, only to shrink to near modern size about the same time these megafauna went extinct.

Now researchers say the coyotes lost their robust bodies, along with facial features that made them better at shredding meat and taking down larger prey, because their meaty fare changed from young horses, for instance, to smaller rodents and rabbits, and hefty competitors such as dire wolves went extinct.

In the Pleistocene, the epoch spanning from about 2.6 million to 11,700 years ago right before written history, now-extinct giant animals or megafauna populated the Earth. Coyotes were significantly different in the Pleistocene, with thicker skulls and jaws as well as wider snouts and teeth.

"Coyotes in the Pleistocene probably hunted juvenile horses, juvenile llamas, juvenile camels and possibly juvenile bison," said researcher Julie Meachen, a paleontologist at the National Evolutionary Synthesis Center in Durham, N.C.

"We think there was probably more pack-hunting among coyotes in the Pleistocene than there is today. Coyotes are the third most common fossil at tar pits, so they were probably in groups hunting ? maybe not extensive packs, but four to six individuals, as a guess."

It was uncertain as to why coyotes transformed after the Pleistocene. The planet was often significantly icier back then, suggesting that a change in climate might be involved, but other factors might be responsible instead.

"A lot of big mammals went extinct at the end of the Pleistocene, but I was interested in the ones that didn't go extinct, that lived through it," Meachen said. "I wanted to know if they were impacted in any way, and how."

To see why coyotes might have shrunk, researchers analyzed 140 or so bones from the modern coyote (Canis latrans) and Pleistocene coyote (Canis latrans orcutti) from about 30 different sites across the continental United States ranging across 40,000 years. Their aim was to see when coyotes began changing in order to find out what else was happening then.

Modern coyotes range in weight between 15 and 46 pounds (7 and 21 kilograms), averaging at 33 lbs. (15 kg). In contrast, the ancient coyotes are estimated to have an average mass of about 39 to 46 lbs. (18 to 21 kg).

"That's at the high end of modern coyotes today, and begins to come near the mass of living gray wolves," Meachen said. Modern gray wolves range between 50 and 176 lbs. (23 and 80 kg), averaging at 112 lbs. (51 kg).

The researchers saw that coyotes began changing in size at the end of the Pleistocene about 11,000 years ago, when many species of megafauna began going extinct and the climate altered dramatically. "We could actually see evolution in a relatively large mammal in a relatively small amount of time, just 1,000 years or so," Meachen said.

The scientists found no relationship between coyote body size and average annual coldest temperature, suggesting that climate change was not behind their shift in size. As such, megafaunal extinctions seem to be why coyotes shrunk over time.

"We think they got smaller as a whole because they didn't have the large mammal prey base anymore, and they didn't have the same competitors they use to have," Meachen told LiveScience. "They were no longer competing against some really big wolves, the dire wolves, and a lot of big prey were missing from their ecosystems, so their best sources of food were now rabbits and rodents."

"It's very rare to see species interactions in the fossil record," Meachen added. "Here we can see changes happening that are apparently in response to species interactions."

Future research could investigate genes from ancient and modern coyote bones to see how genetic changes matched up with skeletal ones. "Natural Trap Cave in Wyoming, which has fossil deposits spanning roughly 50,000 years, never gets above 45 degrees F (7 degrees C), so it's a good place to preserve and look for ancient DNA," Meachen said.

Meachen and her colleague Joshua Samuels detailed their findings online Monday in the journal Proceedings of the National Academy of Sciences.

Elsewhere, Darry Hannah is also an ardent support of sustainable biodiesel while Mark Ruffalo is engaged in doing his bit to stop the fracking madness in the U.S. One of the latest acting celebrities to come out in favor of an environmental c...

Experience 7 classic movie locales

Sant'Angelo on the Italian island of Ischia, which served as the fictitious seaside village of Mongibello in "The Talented Mr. Ripley."

Tyler moons America after 'Idol' reveals top 24

By Craig Berman

?If you?re reading this, congratulations. Steven Tyler?s show-stopping striptease and waterplay at the end of Thursday?s ?American Idol? episode did not cause you to go blind. You?re one of the lucky ones.

But not as lucky as 24 of the show?s contestants. ?Idol? finished picking its semifinalists on Thursday, and while there weren?t a lot of surprises, the show did feature the usual drama that naturally occurs when a group of desperate hopefuls has to sit together in a crowded room, waiting to be called one by one into the chamber where the three judges will let them know if they have a future in singing, or if they should go back to their day job.

First of all, for those of you who lost sleep after Wednesday?s cliffhanger, fear not. Adam Brock got to make the call home he was hoping for. ?I?m not able to come home right now,? he told his wife, adding, ?Tell [infant daughter] Whitney she?s going to see her dad on TV!?

Shannon Magrane was also a predicable yes vote. Steven owes her that much for the inappropriate?comments he made in front of her family at her audition, and they still weigh on his mind. ?Does your daddy still hate me?? he asked, though well after she had left earshot.

Of course, while she was learning her fate, host Ryan Seacrest?was bringing up that very topic to her parents.

?Somebody said, ?Awkward,? ? her mother said.

?America,? Ryan answered.

Very true.

Not awkward, but also perhaps not smart, was Jeremy Rosado?s question. ?Are you sure?? he asked the judges when he received their congratulations. What if they had taken a step back and said, ?You know what, we?re really not sure. Forget it.?

Among the other non-surprises to make the semifinals were Skylar Laine, Hallie Day, DeAndre Brackensick and Aaron Marcellus. Chase Likens was a little more of a shock, only because we haven?t seen as much of him.

Brackensick also is someone we haven?t seen a ton of this season, but ?Idol? fans will remember him as one of the final cuts from a year ago. Marcellus was part of the supergroup Groove Sauce, which sent four of its five members to the semifinals. (Pity poor Nick Boddington, who was bounced out of the competition in Vegas.)

As for those who got the bad news, Jermaine Jones took the news the hardest, sobbing before the judges and ducking as best he could behind his mom on the way out. Also, it?s hard not to feel sorry for those who got this far only to become stealth eliminations, kicked out without even having their names flash on screen. In particular, poor Wendy Taylor not only got no prominent airtime all season, she got tossed off Thursday with no fanfare, and at 29 years old, can?t audition again.

Most of the drama came late, as ?Idol? continues its beloved tradition of forcing the last few hopefuls to walk the green mile and hear their fate together. This year, the women were Hallie Cavanagh, Ariel Sprague and Shelby Tweeten, with Cavanagh advancing. She then had to walk out and pretend not to be totally thrilled because Tweeten and Sprague were standing right alongside her, devastated.

As for the guys, it came down to David Leathers Jr. and Eben Franckewitz, and the chance that Franckewitz could win over the Bieber Believers was too much for the judges to resist. Leathers got sent home ? but perhaps not for long. In the much ballyhooed twist, either Leathers, Jones, Richie Law or Johnny Keyser will return as a 13th male semifinalist next week.

At that point, their fate will be in the hands of the voters. Because finally, more than six weeks after the season premiere, the audition rounds are over and the live shows begin next week.

What did you think of Steven's stunt? All wrong for a family show, or hilarious? Share your thoughts on our Facebook page!

Who should be the 13th male semifinalist?

Greg Voakes: The Rise of Couponing in Small Business

This week, couponing and consumer savings site Coupons.org launched an infographic called "The Coupon's Comeback." The graphic argues that couponing, a phenomenon largely dormant for the last 20 years, has found a resurrection in the form of online media, social couponing sites, and more traditional dashboard sites. "The Coupon's Comeback" explores the rise in coupon offers and redemption since pre-recession times, the surprising demographics of coupon use, and the evolution of online couponing.

According to the graphic, Americans have been engaged in a "long-term affair with the coupon," which is not entirely surprising, since the coupon has been around for over 100 years. Recently however, there has been a huge surge in coupon use and as a result, spending and savings are up. More and more small businesses are offering coupons, and the number of online coupons increased 360 percent since 2009. As more retailers get online, that number will continue to multiply. By 2014, the number of mobile coupon users is projected to grow a staggering thirteen-fold.

Despite this growth in online couponing, only 1.5 percent of all redeemed coupons are accounted for by Internet coupon codes and promotional codes. Furthermore, according to the infographic, the most recent data shows that in 2010 Americans only redeemed 0.6 percent of the total possible savings offered with coupons. Seemingly, the issue is not the number of coupons offered, but how customers are accessing these deals.

With an increasing number of small businesses offering deals, it can be wearisome to actually find them. Prior to the most recent Internet coupon boom, the fastest way to shop and save was by scouring the Sunday pages for coupons prior to purchasing; a time-consuming process often not worth the amounts saved. Moreover, many of the largest companies with far-reaching marketing arms don't offer the best deals, even though they can be ubiquitous. Sites like Coupons.org function by performing these types of searches automatically, bringing together all the best deals from large and small companies, as well as both print and Internet coupon codes, in one easily navigable location.

Consumer demands are changing. Customers want more immediate access to the best relevant deals and are using the Internet as the primary way to redeem coupons. Now, one in five smartphone users use mobile coupons and the demographics of coupon users are shifting. According to "The Coupon's Comeback," households with an income of over $100,000 are twice more likely to use coupons than households earning less than $35,000. For small businesses, this is a prime market and a great opportunity to offer chances for saving within the overlooked benefits of online couponing.

In fact, according to a recent survey conducted by Forrester Research, companies that offer coupons are viewed more favorably by consumers than those that do not. The result of this is increased brand loyalty, where savings opportunities often determine the final purchase.

Consumers who save by using coupons offered by small businesses contribute in two meaningful ways. First, they save money for themselves. Second, they support a small business that otherwise may not have had the sale, improving their chances for finding a similar deal from the same place. Ultimately, this online coupon renaissance is a win-win, for consumers and small businesses alike.

With enough coupons offered in 2010 to save every single American $1,677, there has never been a better time to take advantage of these types of coupon opportunities. "The Coupon Comeback" and the booming of sites like Coupons.org highlight the increased, and now integral, role that saving money has in customers' shopping habits -- spending may be necessary, but saving is the key.

Newark mayor: NYPD Muslim files 'deeply offensive' (AP)

Imam Abdul A. Muhammad of the Masjid Imam K. Ali Muslim mosque in Newark, N.J., speaks in his clothing and accessories store, regarding surveillance of the Muslim community by the New York Police Department, Wednesday, Feb. 15, 2012. Americans in New Jersey???s largest city were subjected to surveillance as part of the New York Police Department???s effort to build databases of where Muslims work, shop and pray. The operation in Newark was so secretive, even the city???s mayor says he was kept in the dark. For months in mid-2007, plainclothes NYPD officers snapped pictures of mosques and eavesdropped in Muslim neighborhoods. The result was a 60-page report, obtained by The Associated Press. It cited no evidence of crimes. It was just a guide to Newark???s Muslims. (AP Photo/Charles Dharapak)AP - The mayor and police director of New Jersey's largest city said Wednesday the New York Police Department misled their city and never told them it was conducting a widespread spying operation on Newark's Muslim neighborhoods. Had they known, they said, they never would have allowed it.

If you?ve never tried sending happy birthday cards online, that next special birthday of someone you know is your perfect opportunity. Check out what the Internet has to offer. You won?t be disappointed.

Unless you?re still a kid, that inescapable yearly occasion they call, the birthday, can get a little redundant. Once you hit your forties and fifties, the routine becomes all too familiar. There?s another year that just whizzed by. They always go by faster as you age. Well, regardless of when you were born, you know that you can always count on happy birthday cards. These sometimes inspiring, little birthday wishes can make your day. Let?s face it, we all want to be remembered on our birthdays.

Ever since I was a small child, I can recall getting birthday cards. No offense to my Mom and Dad, but they were typically pretty corny. Come on, you know the ones. As I grew older, I realized that it was now my responsibility to remember the birthdays of others. This was a problem. I was terrible at remembering the birthdays of my family and friends, and forget the happy birthday cards. If you?re like me, you made that late phone call one too many times, regarding a birthday that happened the previous day. Well, fortunately this does not have to be a constant problem any longer.

The prices have gone up. You can send that special birthday wish on your computer for free. The cool thing about these happy birthday cards is that they can even be animated. That?s much more fun than receiving the old-school paper cards via snail mail. In addition, this new way to send happy birthday cards only takes a minute. No matter what time of day, you can send it instantly through your email account. No more worrying about the card arriving on time.

Online Marketing and Sales Complement Direct Marketing ...

It is essential that innovative technology businesses maintain control over the prominence of a business in all marketing venues including, but not limited to:

  • Online
  • Social Media and
  • Brick and Motor

Naturally the decision may well make sense to limit public visibility in one of these three venues or, for very early stage businesses, even all three. Nevertheless, whatever programs are architected and executed must have components that address all three marketplaces.

In fact, typical characteristics of online marketing and sales interaction complement matching characteristics of brick and motor interaction. We have spent lots of time talking up teleprospecting as an excellent tactical tool for driving lead generation with brick and mortar venues. The facts are that the task of achieving online visibility in very competitive search engine markets can take, literally, months to produce benefits and, most importantly, credible leads to business opportunities.

In contrast, teleprospecting is an ?instant on? tool activated simply by picking up the telephone, contacting likely prospects and engaging them in conversation. Of course, it is best not to broadly implement this direct marketing tool prior to verifying that required marketing communications collateral is ready for dissemination to the public either in hard copy form, or at least with carefully crafted references to business success stories, industry affiliations, certifications, etc to substantiate the position of the business as an authority in a market worth contacting and engaging in meaningful conversation.

We must note that the length of the sales cycle for leads produced through teleprospecting is substantially longer than is the case for online sales resulting from online marketing. Once online visibility has been achieved, meaning the right type of visibility that establishes a business in a targeted niche, sales cycles are dramatically shorter. Further, sales are often facilitated without significant demand on sales staff, who remain free to attend to direct marketing efforts.

With regard to social media, we think that social media makes sense as a method of establishing marketplace authority. Groups of industry affiliates and other participants who can be convinced to accept a business as a viable vendor for targeted needs can go a long way to provide the stamp of approval that emerging businesses often need.

We have substantial recent experience, gained over the last year, coordinating teleprospecting with online marketing and social media. We welcome opportunities to elaborate on our experience, not to mention to learn further about your objectives. Please call Ira Michael Blonder, IMB Enterprises, Inc at +1 631-673-2929 to further a discussion.

The Specialized Ariel Go-anywhere Hybrid Bike For Women

?

The Specialized Ariel series of women-specific hybrid bikes is placed quite firmly at the mountain-bike end of the hybrid spectrum. With fat tyres and suspension forks on all models, these bikes are ideally matched to those who enjoy exploring off the beaten track.

On the other hand, as many happy Ariel owners have said, these bikes are just as happy on the morning commute to work or school. They will absorb all the vibration and shocks that you have to put up with these days, making modern road travel a pleasure.

Each Ariel is built onto the same Premium aluminium alloy frame. The beautifully curved top tube providing the step-through geometry. Specialized are evidently concious of practical issues, as the frame will accept racks and mudguards. There's also a fitting for a kickstand.

All bikes in the range have suspension forks. Chosen from the Suntour collection, they feature increasing sophistication as you move up the range. The Ariel Sport Disc and Comp Disc both include lockouts which conserve energy when suspension is not needed on even surfaces.

As far as brakes are concerned, apart from the V-brakes on the entry-level Ariel, the collection carries discs - mechanical, or hydraulic on the top model. Discs are powerful - and hydraulics can make the command of that power more even. Disc brakes benefit from keeping their braking surfaces away from the gravel and puddles, improving performance and reducing wear and tear.

All the variants have triple chainrings, so there are lots of ratios available for getting up demanding hills. The number of gears goes up from 21 to 27 through the range.

Effective running on the tarmac is helped by the 700 mm wheels. The smooth face of the 45C tyres maintains rolling resistance low, while the grip on the side delivers enough grip for the grass and gravel.

Riser handlebars make for a very comfortable riding position, comfort being enhanced by the women-specific grips and Riva saddle.

So within the Specialized Ariel series there's quite a selection. All clearly conform to the same design thinking - performance bikes that will suit the commuter, but at the same time capable of doing rather more off road work than the average.

The basic Ariel has a great deal going for it. However for those with the resources, the more high-priced models have a lot to offer. When you get to the top of the collection, the Comp Disc model has few rivals.

NASCAR 2012 MyRaceCarDrivers on With the Old, And In With the ...

Entering his 37th season, the 16-time NASCAR Most Popular Driver Award winner and 1988 Winston Cup Champion, Bill Elliott unveiled his new car for Turner Motorsports, a blue #50 Wal-Mart sponsored machine he will drive at the Coke Zero 400. "It has been kind of an old-school, new-school kind of week, hasn't it?" said Elliott, about to embark on his 37th season and the owner of a past champion's provisional. "Y'all have been talking to old guys like me, young guys like [16-year-old son] Chase, and just, well, just a lot of old and new stuff all at once." As far as Famous Race Car Drivers go, familiar faces are going to stick around. Jeff Gordon is said to be doing better than ever since the Sprint sponsorship of the cup, Jimmie Johnson is ?pissed off? and watching the throne, Tony Stewart has got an overhauled team with a new crew chief promising a better beginning, and Kurt Busch is going to reinvent himself toward a rebirth, hence the signing with Phoenix Race.

? ? ? ? ? ? ?

There are still fires from these old ashes from these famous race car drivers.

But the new season of NASCAR promises a new generation of my race car drivers. Newly-signed to Roush-Fenway Racing, 21-year old Trevor Bayne, the surprise winner of the 2011 Daytona 500 as well as Nationwide-series prodigy 24-year old Ricky Stenhouse Jr. continue to show promise and progress as they rise the ranks with the Sprint Cup in their sights. Also entering the conversation, check out Danica Patrick? Not like you already were anyway. She?s doing the NASCAR thing full-time in between provocative GoDaddy ads. And Austin Dillon for some reason is going to be the first driver rocking the #3 since that tragic Daytona accident claiming the life of Dale Earnhardt Sr.

? ? ? ? ? ? ?

The 2012 NASCAR season promises to be a blend of both worlds. "I think Trevor Bayne was a huge wake-up call for us," admitted Steve Phelps, NASCAR chief marketing officer. "He won our biggest race last year and fans knew nothing about him. Neither did sponsors. Candidly, neither did us. Luckily we had a media blitz that week that showcased Trevor, but it made us realize that we need to start planting the seeds and educating people about these young drivers early." NASCAR is aware of this new breed of famous race car drivers. And they embrace every second of it.

? ? ? ? ? ? ?

Steve O'Donnell, NASCAR VP of racing operations puts it, "If they make a fan early, then they have a fan for life. That's how the drivers in this Hall of Fame became Hall of Famers. When today's young racers do start moving up that ladder, we need to give them the kind of stage and fan base they deserve."

Eco-friendly Grassroots Innovation ? Car Engine Check Valve (Non ...

This innovation implies that the way a common guy not just dared to head to the region of engineering and style of car engines but additionally developed something unique which used reducing incomplete combustion from the fuel to improve the fuel efficiency from the engine unlike doing the work in the exhaust side the most typical direction of research by researchers and scientists of the area.

A cloth merchant by occupation and educated only till ninth standard, Arvind Janardan Khandke originates from Kolhapur, Maharashtra. He?s created a check valve (non return) for car engine which aside from enhancing its fuel efficiency, causes it to be eco-friendly too. The wet air conditioning filter of his motorcycle made him to consider that some air fuel mixture is coming back back and therefore leading to incomplete combustion because of improper combination of air and fuel. The not-burnt fuel causes emission of deadly carbon monoxide and hydrocarbons within the atmosphere leading to a far more serious type of pollution. Arvind made the decision to build up a valve to prevent the wastage because of rebound of the air-fuel mixture and emerged having a check valve made from nylon material and Poly Propylene.

Features and programs from the non return check valve

The non-return check valve may be used with both two stroke and four stroke engines.

This valve can be used as both gas and diesel engines. It?s fitted between air conditioning filter and carburettor and between air conditioning filter and intake manifold just in case of gas and diesel engines correspondingly.

Zinc heightens the existence of blocking component of the air conditioning filter by continuing to keep it dry.

This check valve must be changed after every 25000 Km of drive and it is price is just Rs. 1000.

This eco-friendly grassroots innovation continues to be granted patent to be used on two stroke and four stroke engines.

Evaluation and support from the non-return check valve

Dr. D.Y. Patil College of Engineering examined this check valve in the lab on premier Padmini vehicle engine and located it substantially enhances the fuel efficiency. On road tests from the valve on a single premier Padmini vehicle engine demonstrated that fuel efficiency increase by 30% once the valve was adopted. The Federal Government Polytechnic College of Kolhapur has additionally examined this non-return check valve because of its eco-friendly emission claims on Enfield (350 cc) and located that there is a decrease in 19% and 82% correspondingly in deadly carbon monoxide and hydrocarbons content at 2000 revoltions per minute.

The innovation was recognised and based on the nation?s innovation foundation, India (NIF). NIF, a non-profit autonomous body under secretary of state for science, government asia has additionally granted the innovation in the 3rd national biennial competition for eco-friendly grassroots unaided technological improvements and traditional understanding.

Buying Real Estate: A Guide To Buying A Condominium For Renters ...

If you are looking for a new place to live, the thought could have crossed your mind to explore options in area condominiums and flats. Condo living, even in a high rise community, offers residents several advantages one doesn?t necessarily associate with home ownership. If you have considered renting in contrast to purchasing , however , your options may either expand or become limited. Buddies and family might wonder, as well , why you would consider paying so much in rent when the cash might be used toward paying down a mortgage and eventually owning a home. Is it better to hire than buy?

Unfortunately, there really isn't a cut and dry answer to the question. Some economic gurus have suggested that renting could be more favourable in a down economy, while purchasing an apartment helps you achieve equity and represents an investment for the future. If you're still on the fence about what to do for your next residence, here are a few points to consider before you invest in real estate.

1) Buying an apartment may give you more leverage. If you're renting in a complicated, whether residences or condos, you might be permitted to attend resident conferences, but you may not always have a right to vote on certain things. Those rights would belong to your property owner.

2) Renting may prevent you from making physical changes to your living space. As a condo owner, you could be held to a covenant that restricts you from making precise cosmetic changes to your house (usually on the outside), but you can still paint your walls and hammer in a nail if you want to. As a renter , however , you may not even get to do that. You will be held to the wishes of your property owner.

3) Buying a condo can give you more possibilities. If you do know you're going to move at least one time more, you may be more inclined to lease for now so there?s tiny fuss. Nonetheless purchasing for short term isn?t always a bad idea, especially if there is the potential for turning your property into revenue generator. Depending upon the rules of your community, you can rent out your apartment and use the cash to help pay fees and mortgage.

No matter what you choose, you may want to consult with a mortgage company to determine if you're able to afford a condo or home in your chosen location. Regardless of whether you do choose to lease instead of buy, you'll have a deeper understanding of your options.

Toronto is a great spot to live. If you're thinking about buying a home in Toronto then you need to definitely read the Toronto Real Estate Blog by Carol. You'll find info about the city and you can read about the Toronto condo market.

What Home Improvements Pay Off? - Memphis Daily News

VOL. 127 | NO. 30 | Tuesday, February 14, 2012

By Eric A. Trotz

As 2012 gets into full swing, consumers may be thinking about undertaking a home improvement project, but not every renovation effort will pay off when the owner sells his home.

Consumers should be aware that cost does not necessarily equal value. Here are some other tips for homeowners:

What home improvement projects yield the best return on investment?

Typically the basic upgrades ? from painting the walls neutral colors to installing new fixtures ? offer the largest returns. After those, homeowners can add value by undertaking renovation projects that bring their homes up to ? but not beyond ? community norms. Projects known to offer a good return on investment include updating kitchens or bathrooms, adding a bedroom and improving a home?s curb appeal.

What home improvement projects yield the worst return on investment?

Projects that take a home significantly beyond community norms are often not worth the price they cost in a resale situation. They certainly may benefit a homeowner?s quality of life, but if they don?t match the neighborhood standard, they?ll be considered excessive and may offer a very low return on investment.

How long until a home improvement project pays for itself?

Sometimes immediately, but with the housing market still struggling, it may be best to consult a professional and competent appraiser to help you determine this answer. However, generally the longer a homeowner stays in a property, the greater the opportunity for a return on most investments.

Are green renovations worth it?

It all depends on the improvements made. Adding Energy Star appliances and extra insulation are likely to pay the homeowner back in lowered utility bills relatively quickly. Lower utility costs also are a draw for potential homebuyers. Other green improvements, such as Energy Star-qualified windows, may be pricier, but can reduce a homeowner?s energy bills by anywhere from 7 to 24 percent compared to non-qualified windows, according to the federal government?s Energy Star program.

How can appraisers help homeowners?

The appraiser is an impartial party to any real estate transaction and has no vested interest in the sale of a property. For an objective, unbiased analysis of what a homeowner?s home would be worth both before and after an improvement project, he can work with a professional real estate appraiser to conduct a feasibility study. During a feasibility study, the appraiser will analyze the homeowner?s property, weigh the cost of rehabilitation and provide an estimate of the property?s value before and after the improvement.

Where can a homeowner learn more about home improvements?

The Appraisal Institute offers a free, informative brochure titled ?Rehabbing & Remodeling,? which provides consumers with advice on what to do before undertaking a home improvement project. It can be found online at www.appraisalinstitute.org/findappraiser/brochures/Rmdlng_n_Rhab.aspx.

How can a homeowner locate a professional appraiser in his area?

For additional information on the Appraisal Institute and to view a list of local chapter members, please visit www.appraisalinstitute.org/findappraiser or www.aimemphis.org.

Eric A. Trotz, MAI, is president of the Memphis Chapter of the Appraisal Institute.
